Leverage our vertically integrated structure to identify, acquire, develop, build, manage, and transact on a portfolio of seniors housing acquisitions (core & distressed/value add) and developments in suburban and secondary markets in the Midwest and Mid-South; Markets that present strong demographic growth trends, lack newer competitive inventory, and present strong rental rates and occupancy in existing inventory.

Product

Private pay independent living, assisted living, and memory care communities ranging in size from 70 to 200 units.

Market

Led by in-house team of experienced seniors housing developers and operators; Use of sophisticated software and portfolio data to analyze existing and projected future demographics to vet markets and opportunities; Focus on our core competencies of identifying markets with supply and demand imbalances and/or existing competitive barriers to entry.

Underwriting

Performed by in-house team with functional backgrounds in finance, accounting, and asset management.

Financing and Capital Management

Debt sourced by in-house capital management team at leverage points ranging from 50% to 85%; Project-specific leverage based on market factors, product type, and deal size; Limited or non-recourse to the extent achievable.

Development / Construction / Renovations

Led by in-house development and construction management firms experienced in delivering high-quality seniors housing projects on time and on budget.

Management

All communities are managed by experienced in-house operator of private pay independent living, assisted living, and memory care communities; Use of established regional teams to enable operational efficiencies, hands-on management, and oversight of every project.

Disposition

Strategic investment exits throughout the hold period to achieve highest potential returns; Portfolio sale of remaining assets at the conclusion of the hold period to well-capitalized institutional buyers (i.e., REITs, PE, DST, or other large seniors housing owners) or through initial public offering.
